Jim Small began his career as a business process re-engineer, helping some of the country’s largest companies redesign how work got done. Fourteen steps became seven. He later founded a property management company that grew to oversee $2.5 billion in real estate with a team of 150.
When Jim set out to build a real estate investment firm with assets in 30 cities, the math stopped working. Running it the traditional way would have meant hiring about 210 people, with specialists in every market and every asset type. So he turned to AI.
It didn’t go well at first. There were false starts, consultants who didn’t deliver, and spending that felt like a money pit. Jim looked for an expert in AI for commercial real estate and couldn’t find one, so he became one. He studied, tested, and compared notes with other operators until real estate leaders started coming to him for answers.
That turned into teaching. Thousands of real estate professionals have attended Jim’s seminars and working sessions, and he has helped more than 60 companies put AI to work, starting with training their teams.
Trained teams still needed their workflows built, so Jim brought on experts who learn a firm’s processes and redesign them with AI. It was the same work he did right out of college, with far better tools.
Then firms hit one last wall. Leaders still couldn’t see what was happening across the business, and their teams were still pulling reports by hand from system after system. Jim tested a fix in his own business first, proved it worked, and then built it for everyone else.
